Like a large percentage of the population, many of us have made financial mistakes in the past, or have just had plain old bad luck! Whether it be credit cards, student loans, or a divorce. Just because your credit isn’t “perfect” does not mean you can’t get approved on a mortgage loan!
Here is a small breakdown on how it works, and a few reasons why it is in your best interest to see a mortgage agent rather than a bank. A mortgage agent will take all the information from your application and check your credit score. Once this is done we will be able to shop around all the banks (there are a lot more than you think) for the lowest possible rate you qualify for. This is where the benefits of using an agent comes into play!
If you were to go a bank (i.e- TD, Scotiabank, BMO) they would give you their current lending rate. If you do not like that rate then you go to another bank and do the same thing. Now the down side to that is each one of those banks needs to check your credit EACH time!
